Choosing the Right Garage Door

A practical guide to garage door materials, styles, and insulation options for Arizona homeowners.

Replacing a garage door is one of the highest-return home improvements you can make. It is also one of the most visible — your garage door makes up a third or more of your home’s front face. Getting the right material, style, and insulation level matters, especially in Arizona where the sun does not take days off.

Materials: What Holds Up in the Desert

Steel is the most popular choice and for good reason. Modern steel doors come in a range of panel designs, accept insulation well, and hold up to Arizona’s heat without warping. They are also the most affordable option for the quality you get. Look for at least 25-gauge steel — thinner gauges dent more easily.

Aluminum is lightweight and naturally rust-resistant, which makes it a strong option in Arizona. It works especially well for contemporary homes and full-view glass panel designs. The trade-off is that aluminum dents more easily than steel, so it is best suited for doors that are not exposed to heavy activity.

Wood looks beautiful but requires real commitment in our climate. The dry heat and UV exposure mean regular sealing and staining — typically every one to two years. If you want the look of wood without the maintenance, wood-composite or steel doors with a woodgrain finish are a better fit for most Arizona homeowners.

Fiberglass resists denting and does not rust, but prolonged UV exposure can cause fading and brittleness over time. It is less common in residential applications but worth considering for specific situations.

Insulation: More Important Than You Think

An insulated garage door is not a luxury in Arizona — it is a practical necessity. An uninsulated single-layer door lets your garage hit 150 degrees or more in the summer. That heat radiates into adjacent rooms, makes the garage unusable as a workspace, and stresses everything stored inside.

Single-layer doors (no insulation) are the least expensive but offer no thermal protection. Only appropriate if your garage is completely detached and you never use it for anything beyond parking.

Double-layer doors add a layer of polystyrene insulation behind the exterior panel. A reasonable middle ground that brings the R-value up to around R-6 to R-9.

Triple-layer doors sandwich polyurethane insulation between an exterior and interior steel panel. These achieve R-values of R-12 to R-18 and make a noticeable difference in garage temperatures. If your garage shares a wall with living space, this is the right choice.

Styles That Work for Arizona Homes

Your garage door style should complement your home’s architecture. Here is what we see most in the Valley:

Raised panel is the classic — works with ranch, traditional, and Mediterranean-style homes that are common throughout Mesa, Gilbert, and Chandler. Available in short or long panel configurations.

Flush panel gives a clean, modern look. Popular with newer construction in Queen Creek and the San Tan Valley. Pairs well with contemporary and transitional architecture.

Carriage house mimics the look of old swing-out barn doors but operates as a standard overhead door. Fits Craftsman, farmhouse, and Spanish Colonial styles.

Full-view glass is an aluminum-framed door with glass panels. Increasingly popular for modern homes and party barns. The glass can be clear, frosted, or tinted — tinted is strongly recommended in Arizona to manage heat gain.

HOA Considerations

Choosing the Right Size

Most single-car garage doors are 8 or 9 feet wide. Double-car doors are typically 16 feet wide. Height is usually 7 or 8 feet. If you have an RV, boat, or lifted truck, you may need an oversize door — measure your tallest vehicle with a few inches of clearance before ordering.
